Concept
This is the project concept, divided into five steps: 1. briefing 2. a preliminary budget based on statistics 3. the layout solution 4. selecting and specifying the base fit-out of the property 5. selecting and specifying the finishing components of the property
At this stage the three-dimensional concept of the project can already be seen. Suppliers of finishes, building services, furniture and lighting are involved from the concept stage onwards.

Budget
This is the costing of the preliminary design already produced, divided into three steps: 1. costing the basic fit-out of the property 2. costing the furnishings and equipment 3. budget analysis At this stage the cost of delivering the project can be established to within ±20%. Preliminary quotations are requested from suppliers of finishes, building services, furniture and lighting.

Technical drawings
This is the stage of the technical drawings, which make it possible to verify all dimensions, technical solutions and other project parameters. Detailed quotations are requested from the companies supplying finishes, building services, furniture and lighting. The construction company is also involved at this stage, and initial coordination of the works begins with it. The cost of delivery is established to within ±10%. The construction and finishing works are carried out on the basis of this stage. At the end of the design phase we move on to delivery, which is divided into two separate blocks.

Construction works
The company responsible for the construction works must prepare a cost estimate and a programme using a Gantt chart. This makes it possible to forecast the ordering and delivery of finishes, building services, furniture and lighting so that the works run smoothly and, above all, on schedule. At this stage it is essential to keep the client informed about the payment schedule, so that the works stay under financial control.

Furnishing and procurement
At this stage it is important to check the project specifications against both the quotations and the orders, to be sure the quantities are correct.
Coordination between the suppliers and the construction company is essential to guarantee the schedule and the quality of the work.
