Concept, Budget and Technical Development are not three rigidly sequential phases, but three interdependent components of defining the project.

The combination of these three components gives rise to the project. Only then does realization begin.
The property is the first investment. The project is the second.
Buying the property and turning it into what you want are two distinct moments of the investment: first the property, then its transformation through the project.
This is a strategic and design perspective, not a financial one: we do not promise yield, appreciation or ROI.
A property lives much longer than a trend
We seek the balance between current relevance, future relevance and timeless elements — together with functionality, technology, materials, proportions and quality.
The ten-year horizon is for us a philosophical and design reference, not the promise of a «design valid for 10 years».
